Financing Your Home Is a Strategy, Not a Checklist
Credit. Down payment. Documents. Approval.
We built this for you — clear language, real numbers, and a simple path from where you are to closing day.
Down Payment Assistance
You’ve seen “$0 Down.” Is this real? What’s the catch?
It's Real. But It's Not "One-Size-Fits-All."
DPA is a program that helps cover the upfront money needed to buy a home. Usually, that means your down payment — and sometimes some (or all) of your closing costs.
Is it free money?
Sometimes. Yes — it really is.
It depends on your income, credit, and the home you’re buying.
Some are grants (no payback). Some are forgiven after you live in the home for a few years.
Bottom line: It helps you keep your savings in the bank instead of spending it all at closing.
How the Mortgage Process Works
1. Know Your Numbers
Lenders need to see income, credit, and money you have access to. We do this first so the plan is realistic from Day 1.
2. Pre-Approval
A lender reviews your documents and confirms what you qualify for. This is the real starting line.
3. Choose the Loan
We match the loan tool to your goals — including whether DPA fits.
4. Offer Accepted
We find the right home. We write an offer. Seller accepts. Now the loan goes "full speed."
5. Underwriting (Don't Panic)
The lender's internal department double-checks everything. Their job is to ask questions.
Think of it this way: if they don't ask questions, are they doing their job?
6. Closing Day
You sign the loan docs. We explain what you're signing. The lender releases funds — and you get the keys.
Pre-Qualified vs Pre-Approved
The "Bentley" Analogy
Pre-Qualified is just a quick estimate based on what you *say*. Nothing is verified. It’s like someone on social media saying “I own that Bentley”… while they’re just standing next to it.
Pre-Approved means the lender has verified your documents. This carries weight. This is why we only work from pre-approval.

Credit & Documents
The Golden Rule of Credit
If you are thinking about buying a home, talk to us before you do anything.
- Don't go buy a car.
- Don't max out credit cards.
- Don't finance furniture for the "new house" before you own it.
- Don't quit your job.
Just because you're pre-approved doesn't mean they stop checking. Stay steady.
Documents (Assets)
Lenders use fancy words like "Assets." It just means money you have available.
This can be savings, checking, 401k, or gift funds from family.
(Note: It cannot be a mattress full of cash. Talk to us before you deposit cash.)
Closing Costs
Not Random Fees.
Closing costs are just the real costs of getting a loan and transferring ownership. Lender processing, Title work, Escrow, Prepaid taxes, and Prepaid insurance.
Who pays? Usually the buyer. But sometimes we can negotiate for the seller to cover them.
