How It Works

The **Workforce Initiative Subsidy for Homeownership (W.I.S.H.)** program gives qualified buyers a **4-to-1 matching grant** — for every $1 you put in, you can receive $4 in grant funds, up to **$29,000**.

Those funds can be used for your down payment or closing costs — real help that fills the gap between where you are and where you want to be.

Eligibility Basics

You don’t need to be perfect to qualify — but you do need to be ready for **real conversations and real numbers**.

• **First-Time Buyer:** You haven’t owned a home in the last three years.
• **Income Limits:** Your household income is at or below **80% of your county’s area median income**.
• **Homebuyer Education:** A short course is required — we’ll get you connected.
• **Qualifying Loan:** Fixed-rate mortgage from a participating lender.
• **Residency:** You’ll live in the home for **five years** (sell earlier, and part of the grant may need to be repaid).
• **Timeline:** You must open escrow within one year of enrollment.
