As we tour homes, we will look at fit, layout, payment comfort, condition, possible updates, and long-term value. Sometimes the right opportunity is not the home that looks perfect online - it is the home that can become what you want with the right strategy.

How Our
Buyer Process Works
Buyer Consultation
We start with your goals, timeline, preferred areas, budget, must-haves, and whether you are working with another Realtor.
Required Buyer Paperwork
We review the required buyer documents so duties, representation, expectations, and communication are clear.
Pre-Approval & Program Fit
We confirm buying power, payment comfort, down payment options, and program direction before touring.
Search Strategy
We study listings, photos, pricing, condition, days on market, location, and possible negotiation opportunity.
Showings
We tour with intention. We usually keep showings to 5 homes at a time, 6 max when it makes sense, so homes do not run together.
Offer to Closing
We write the offer, negotiate, and help manage inspections, appraisal, title, timelines, and closing until you get your keys.
Showings happen after paperwork and financing direction are in place, so we can focus on homes that truly match your situation.

Why We Usually Show 5 Homes at a Time
After too many homes, details start to run together. We usually keep showing days to 5 homes, with 6 as the max when it truly makes sense. Then we reset, compare, and refine instead of overwhelming the process.
How We Refine Your Search
The first showing helps us understand your goals on a deeper level. Once we see how you respond to layout, condition, location, finishes, space, and possible updates, we can refine the search with much more intention. Sometimes a home may be at the top of the budget or slightly above it, but if we send it, we may see opportunity - price flexibility, strong value, better long-term potential, or simple updates that could create the look and feel you want.
